Sellers and buyers may be influenced by quick sales in “hot” markets
and not realize that more days on the market can be typical for this area.
Residential activity has varied widely from area to area. Collingwood
has been the hot spot with 403 sales since the beginning of 2012.
Wasaga Beach was second with 383 sales followed by BlueMountains
with 219, Clearview 113, Grey Highlands, 102, Meaford , 94 and
Mulmur, 5. Average prices vary widely with TBM at $519,331 versus
Collingwood at $283,507, Wasaga Beach at $272,487 andMeaford
$267,856 . At the end of August, there were 10.1 months of inventory,
down from 12.2 months at the end of August 2011. The number of
months of inventory is the number of months it would take to sell current
inventory at the current rate of sales activity.
The breakdown in sales is quite significant. Of the 1362 sales at the end
of August, 218 were between $400,000 and $1,975,000. In other
words, the low end is commanding the market. YTD there have been 19
sales over $1 million, none over $2 million. Last year there were 22 for
the same period one between $2 million and $3 million and two over
$3 million. There are currently 95 properties listed over $1 million with

between $2 million and $3 million and 7 over $3 million. In the com-
mercial market, there are 13 active listings over $1 million four over $3
million including the Terrasan property for $13.5 million. Of the 227
condominium sales, 76 sales were over $250,000, 138 in Colling-
wood and 64 in The Blue Mountains.
